The termite inspection for the purpose of a real estate transaction is the #1 reason for litigation against pest control companies in America & I don’t think this is going to change anytime soon. It doesn’t matter if you’re the seller, buyer or just refinancing, the thought of finding termites can really put a dent in a real estate deal. Banks baulk at approving the loan, buyers head for the doors and sellers get angry at the audacity of some dweeby termite guy coming in and wanting $1500.00 for a small speck of mud. It gets to the point they think YOU single handedly ruined their chance to cash in on a deal with huge financial ramifications so giving extra ammo in the form of a mistake or omission is never a good thing. Put all this together and you’ve got litigation soup just boiling under the surface and if you add any heat whatsoever this caldron is going to boil over and guess who it is that usually gets burned. YOU, the termite guy who was just doing his or her job!
To help you, my fellow termite inspectors I put together a short video series to just serve as reminders of the dangers that lurk out there in termite inspection land. It doesn’t matter if it’s a 10,000 square foot mansion or a single wide mobile home, these principles are universal and can keep you out of the soup and maybe even increase some sales. Check out video #1 in our C.Y.A. series and make sure to come back for the follow up lessons. I hope they help. CYA 2 & 3, CYA 4 & 5, CYA #6 & 7.
